Capital Corp. seeks mortgage lending opportunities which fit the specific
parameters of these institutions:

Loan Size: $500,000 to $25 million.

Amortization: Up to 25 years.

Collateral: First lien on real estate.

Collateral Coverage: 110% minimum.

Cash Flow Coverage: 125% minimum.

Interest Rate: 200 to 450 Basis Points over comparable Treasuries,
depending upon borrower’s financial condition.

Recourse: Generally required; some exceptions.

Borrower Profile: Cash flow positive, good location, experienced
management.

Property types: Hotels,
motels, nursing homes, medical office condominiums, mobile home parks,
funeral homes, convenience store service stations, golf courses, anchored
and unanchored retail, industrial, office buildings and apartments

Special Situations: Specialize in hard-to-finance situations,
refinancings due to lender non-renewal or asked-to-leave, and owner cash-outs.
There is always room for exceptions since flexibility and opportunism can
be the keys to successful performance. Even turnarounds may be considered,
but there must be clear evidence that the turnaround is largely complete,
positive trends have been established, and a defensible business plan has
been presented.
