Collateral: First lien on real estate.

Collateral Coverage: 100% minimum.

Cash Flow Coverage: 125% minimum.

Interest Rate: Prime plus 2% to Prime plus 2.75%, floating,
depending upon borrower’s financial condition.

Borrower Profile: Cash flow positive, good location, experienced
management.

Property Types: Manufacturers, hotels, motels,
restaurants, nursing homes,
funeral homes, convenience store service stations, golf courses, industrial
buildings.

SBA Guarantees: Yes; 7-A and 504 loan programs.

Construction Loans: Yes; new and renovations.
There is always room for exceptions since flexibility and opportunism can
be the keys to successful performance. Even turnarounds may be considered
, but there must be clear evidence that the turnaround is largely complete,
positive trends have been established, and a defensible business plan has
been presented.
